Celebrating 35 Years
Celebrating 35 Years
This is the strongest housing market I have seen in my 35 year career: There is a historic shortage of homes for sale due to buyer demand. COVID has recreated our home needs. We now live, work, play and learn at home. Our commute proximity is now secondary. And the large baby boomer demographic is transitioning.
The SRES is the only nationally recognized educational credential for Realtors specializing in the fifty and older homeowner demographic. Training is managed by the National Association of Realtors (NAR), the world's largest professional association. Homeowners over the age of fifty typically have higher savings, and are frequently targeted for fraudulent practices or "training" for inexperienced agents or family members. Unfortunately the older we are, the less time we have to recoup losses. Seniors in have unique needs unlike a typical home buyer or seller. Once you find a tenured reputable SRES, you will be introduced to a strong network of established specialists in your community. More information on why you should use a credentialed SRES can be found in this NAR publication.

The Phoenix Valley is most recognized for world renown medical facilities, low cost of living, great restaurants, shopping and the arts. The weather is arid and warm and people are friendly. I know the Valley intimately, having represented homeowners here for over 35 years, and I look forward to hearing from you!

HOW SOCIAL MEDIA DRIVES BUYERS TO YOUR DOOR. Today's buyers are coming from all over the world. No longer confined to an office commute, the Scottsdale Valley is an attractive option. We utilize a campaign and "share" mentality to increase the buyer-pool to your home. In this Paradise Valley golf course home listing, we used short segment clips of our Yorkies driving their open air convertible by the property to generate instagram and facebook sharing to gather interest for potential buyers.
WE HAVE AMAZING RESOURCES HERE IN THE VALLEY OF THE SUN. Adding Aging-in-Place features, or selling a long time home may be part of a transition to an independent or assisted care facility, and families may be unaware of the options that are available in the community. As a specialist, I can provide helpful insight on how others have made similar transitions, information on helpful services and resources, and assurance that a successful transition can be accomplished. Moving to a new location can be a daunting task, especially when downsizing from a long-term home. You may wish to evaluate remodeling a senior's home to make it safe, or to adapt a family member's home to accommodate a senior. I can introduce you to the most amazing in-home concierge caregivers available, matched specifically to your individual needs. I also have information on congregate, assisted and continuing-care facilities throughout the Valley. I can recognize situations in which a tax-deferred 1031 exchange would be possible and advantageous, as well as alert you to tax issues that could impact spouses, partners and heirs. Did you know stepped-up basis rule does not always apply and heirs can be held to the original cost basis of a gift or inheritance? That foreign spouses are treated differently in regards to federal estate tax benefits. And that there are certain situations when it may be advantageous to consider home equity conversion (HECM) mortgages. I can also provide you awareness on financial schemes and scams that specifically target the elderly.
I work with clients and their family members with a goal of viewing transitioning to a new phase in life, or downsizing and moving, as a new adventure. Studies show that moves can negatively impact your general health, producing stomach problems, sleep disturbances, changes in eating habits and even falls. Allow me to introduce you to great resources that can help prevent anxiety and irritation during your upcoming transition that will keep you healthy and optimistic about this new phase of life.
REMODELING YOUR HOME.
Adding Aging-in-Place features into the design of your remodel or the updating of your home can pay you big dividends! The movement to Age-in-Place has grown exponentially due to: High replacement costs during a Seller's Market; Unexpected global economic events; Job transfers; An Accident with home rehabilitation, Extended family - both health and financial issues. Adding just a few modifications to your "updating" plans can provide you with the option to live in your home longer. And, whether you stay in the home, or "right-size" somewhere else, adding Boomer-Design features will increase your buyer-pool and home value! Read my blog at www.BoomerDesigned.com. We work with award winning designers that can transform your home and keep you safe. Often times, the designer is hired to "declutter" and space plan and handle specific safety needs as they arise. More information can be found at the National Design for Aging Council, The Center for Health Design, Society of the Advancement of Gerontological Environments (SAGE), Arizona Falls Prevention Coalition, North Valley Coalition On Aging (NVCOA), American Society of Interior Designers (ASID) sites.
Whether at home or a community, we are so fortunate here in the Valley to have amazing caregiver services available. Especially important for family members living elsewhere. Services range from Companionship, Personal Care, Specialized and Health Care. You and your loved one is provided a Clinical Care Assessment, where each client's personality, needs and preferences are used to match them with the best choice of caregiver. In most cases, a single caregiver is assigned to a client to ensure consistent quality.

Over ninety percent of today's buyers find their home on the internet. To attract the best buyer at the highest price in the least amount of time, using the open market Multiple Listing Service is the absolute best way to advertise your intentions. But that doesn't mean your life has to be disrupted. Call me for a no-obligation visit to show you the virtual tools we use to pre-sell your home.
A Move Manager or Certified Relocation and Transition Specialist can handle all the phases and tasks of downsizing, moving, decluttering, or disbanding a senior's home. They can sort through all the stuff, arrange for dispersal and disposal of items, prepare a space plan to make sure furniture will fit in a new living situation, pack, and unpack. Fees may be on an hourly basis, by task, or for an entire project, and it is wise to ask for an estimate of costs before making a commitment. More information can be found at the National Association of Senior Move Managers (NASMM.org) Site. You can also see Certified Relocation & Transition Specialists (CRTScertification.com) site.
